What Is Efflorescence? The White Residue on Your Balcony or Wall
That white chalky residue isn’t a stain. It’s evidence that water is moving through your building.

You’ll see it creeping out of grout lines on a balcony, running down a retaining wall, or blooming across a garage wall or basement floor. People scrub it off and it comes back, because scrubbing treats the symptom.
What it actually is
Concrete, mortar and grout contain soluble salts. When water passes through them, it dissolves those salts and carries them to the surface. The water evaporates. The salts are left behind as a white crystalline deposit.
Which means the deposit is not the problem. It’s the receipt. Something has been letting water travel through a structure that was supposed to keep it out.
Where we see it, and what it usually means
- Through balcony grout. Water is getting past the tiles and sitting in the bed. Often points to a membrane or drainage problem underneath.
- On a retaining wall face. Water is coming through from the retained side – usually a drainage failure as much as a waterproofing one.
- Basement or garage walls. Groundwater moving through the structure.
- On a ceiling below a balcony or wet area. Water is passing through the slab. That one is worth acting on quickly.
Is it damaging anything?
The deposit itself is mostly cosmetic. What’s causing it is not.
Water moving through concrete eventually reaches the reinforcement. Steel rusts, rust expands, and expanding steel breaks the concrete around it from the inside. By the time that shows on the surface, the repair is structural rather than cosmetic.
Efflorescence is an early warning. It’s worth reading it as one.
Why cleaning it off doesn’t work
You can remove the deposit. But as long as water keeps travelling the same path, it keeps carrying salts to the same place, and it comes back.
The fix is stopping the water – which means finding where it’s getting in, and whether the answer is waterproofing, drainage, falls or all three.
