Do the Tiles Have to Come Up to Fix a Leaking Bathroom?

It’s the first question everyone asks, because it’s the difference between a repair and a renovation.

The honest answer: if the membrane underneath has failed, yes. There is no way to repair a membrane you cannot reach.

But that’s a bigger “if” than most people assume, and it’s worth finding out which situation you’re in before anyone starts removing anything.

When the tiles can stay

Plenty of leaks that look like membrane failure aren’t. If the water is coming from any of these, the floor stays where it is:

• Shower screen seals. Perished silicone lets water run behind the frame instead of into the shower.
• The waste connection. Often repairable locally without touching the rest of the floor.
• Grout and sealant. If the membrane below is sound, restoring these solves it.
• A plumbing leak. Tap body, mixer, or pipe in the wall – a plumber’s job, not ours.
• Something above or beside. A window, a balcony, an upstairs bathroom. We’ve traced plenty of “bathroom leaks” to a completely different room.

This is exactly why we investigate before quoting. Selling someone a strip-out they didn’t need is the fastest way to lose a reputation.

When they have to come up

If the membrane itself has failed – split at a junction, never bonded properly, or was never adequate to begin with – it has to be replaced. And it sits under the tiles.

Signs pointing that way: drummy or lifting tiles, a permanently damp wall in the next room, swollen skirting, or staining on a ceiling below.

What about coatings that go over tiles?

You’ll be offered these. Be careful.

They’re a surface treatment. On a sound floor where the issue is grout porosity, they can help. Over a failed membrane, they seal the top while water continues moving underneath – and you’ve now spent money and made the eventual repair no cheaper.

They also change how the floor looks and feels, and they don’t last like a properly installed membrane does.

If they do come up

Two things worth knowing. Tiles almost never survive removal intact, so if yours are discontinued, plan for a full re-tile. And once the floor is open, redo it properly – correct preparation, junctions detailed, adequate coats, proper cure before tiling. You’re only in there once.
