Why Does My Flat Roof Hold Water? Ponding Explained

Rain isn’t the enemy. Standing water is.

A flat roof is never truly flat – it’s built with a slight fall so water runs to an outlet. When water sits instead of draining, that’s ponding, and it’s one of the most common reasons roofs end up leaking.

Why ponding causes problems

• Constant exposure. A membrane shedding rain is doing what it was designed for. One permanently submerged is being asked to do something else.
• Weight. Water is heavy. A pond across a roof adds serious load, and load causes deflection, which deepens the pond.
• It finds every weakness. A small defect that would never matter on a draining roof becomes an entry point when it’s underwater permanently.
• Debris and growth. Standing water collects silt and organic matter, which blocks outlets and makes it worse.

Why it’s happening

• Falls were never right. Set at construction. The roof has never drained properly and never will without correction.
• Outlets blocked or badly placed. The most common and most fixable cause. Leaves, silt, or an outlet set slightly too high.
• Structural deflection. The roof has sagged slightly over time, creating a low point where there wasn’t one.
• Plant and services added later. Equipment installed on a roof after the fact often interrupts the drainage path.

The fix is drainage, not just membrane

This is the important part. Laying a new membrane over a roof that ponds gives you a new membrane that ponds. The water still sits there.

Depending on what’s causing it, the answer is clearing and correcting outlets, adding outlets, building up falls with screed or tapered insulation, or re-routing what got added later.

Correct the drainage first. Then waterproof it.

What to check yourself

Safely, and only if you can get up there: look at the roof a day or two after decent rain. Anything still holding water then is ponding. Note where it sits relative to the outlets, and whether the outlets are clear.

Clearing outlets is the single most useful bit of roof maintenance there is, and most buildings never do it.
