How Long Should Waterproofing Last?
Waterproofing done properly should last the life of the building. Bathrooms, balconies, roofs – all of it.
If waterproofing has failed and the building isn’t old, it wasn’t done properly. That’s the honest answer, and it’s worth knowing before you accept the cost as inevitable.
It’s a workmanship trade, not a product trade
The membrane is rarely the problem. Modern systems are good. Nearly every failure we get called to comes back to a decision someone made on site:
- Preparation. Membrane laid over a dusty, damp or contaminated substrate never bonds properly. It’s compromised the day it goes down.
- Junctions. Floor-to-wall corners, hobs, upstands and penetrations need bond breakers and reinforcing. Skip that and it splits at exactly those points as the building moves.
- Tiled or backfilled too early. A membrane that hasn’t fully cured is damaged before the job is even finished.
- Not enough material. Wrong number of coats, or spread too thin. Thin spots go first.
- Wrong system for the job. A product that isn’t rated for the substrate, the exposure or the water it’s being asked to hold back.
- Falls and drainage. On balconies and roofs especially – if water sits, it will find any weakness. That’s a design and preparation failure, not the membrane giving up.
None of those are wear and tear. They’re all things that were either done or not done.
What the warranty actually means
The industry standard warranty on waterproofing workmanship is seven years. That’s what we offer, and what any reputable contractor should.
It is not a use-by date. It’s the contractor backing their workmanship – the window in which an installation defect would realistically show itself. Beyond it, a properly installed membrane simply keeps doing its job.
Same as a warranty on a well-built roof. The warranty is measured in years. The roof is measured in decades.
Why this matters if yours has failed
If you accept that waterproofing “just wears out”, you accept the bill yourself.
If it’s a defect – and on a building that isn’t old, it usually is – you may have options against the builder, the original waterproofer, or under warranty. Worth establishing before you pay to fix it.
A written report identifying what failed and why is what turns that from an argument into a claim.
Signs it has gone
- Damp patch or staining on the wall of an adjoining room
- Swollen skirting or a lifting door frame
- Drummy or loose tiles underfoot
- Musty smell that doesn’t clear with ventilation
- Staining on a ceiling below a bathroom, balcony or roof
- White chalky residue through grout or on a wall face
Renovating?
If the floor is coming up anyway, redo the waterproofing while it’s open. You’ll never have cheaper access to it than when the room is already stripped – and you get to know it was done properly this time.
