Coastal exposure eats through membranes faster than it does inland, and a lot of the housing stock is older Federation and post-war construction that’s been renovated more than once.

What we see in the Eastern Suburbs

• Coastal salt exposure. Balconies and roofs facing the ocean corrode and break down membranes years earlier than the same job inland. If you’re within a few streets of the beach, expect a shorter recoat cycle.
• Renovated period homes. Federation and post-war houses that have had two or three renovations often have layered, undocumented waterproofing underneath. We don’t assume what’s there — we check before we quote.
• High-density strata. Apartment blocks from Bondi Junction through to Double Bay mean balcony and podium waterproofing that has to work around owners corporation approvals and shared structures.
